Making Your Offer More Attractive
Okay, so you’ve found the perfect house. It’s got everything you are looking for, it’s in a fantastic location, the updates are manageable, the sunlight streams in through the windows, the price is in the right range, etc. This is a great feeling, undoubtedly, but it is not quite time to rest on your laurels and call the home-searching adventure complete. After all, you still need to place an offer on the residence in question. And once you place that offer, it needs to be accepted. Enter one of the most challenging questions that people attempting to buy homes face: how do I make my offer more attractive?
Today we embark on a marvelous journey through the process of placing an offer on a home. Our goal with this series is to provide you with some food for thought. These aren’t “must-dos” or commands. Rather, in our upcoming pieces we hope to lay out some of the many options you might consider when it comes to making your offer more appealing. While this isn’t always needed (sometimes, depending on the market and the home in question, the seller will be attempting to make the sale more appealing to you), the real estate market over the past several years has been one in which sellers are at more of an advantage, which means that prospective buyers have had to grapple with the challenge of making their offer stand out from the potential pack.
One of the most interesting trends over the past few years has been the increasing popularity of the cover letter. Unlike earnest money, closing dates, pre-approval letters and the like, a cover letter is not a requirement. Again, this is a trend that gained its extreme popularity only during the last decade or so.
Simply put, the cover letter gives you a chance to introduce yourself to the sellers and explain a little about who you are and why you are interested in the home. The possibilities for where you go with this are fairly endless. You can talk about your plans to have a family, your admiration for the home’s basement, your excitement about the gardening area offered by the back yard. You could talk about your art, your dogs, how the home’s staircase reminds you of your grandparents’ from when you were a child.
The guiding principle here is to present the home sellers with some of what makes you unique, an asset to the neighborhood they are leaving, and someone they can feel proud to pass the home along to.
It should come as no surprise that a stellar cover letter is no guarantee that the sellers will select your offer over all others. Consider it more as another tool to add to the ever expanding belt.
