Home Buying: The Goldilocks Edition

As you have probably gleaned from any amount of time spent looking at the real estate market, there’s a wide variety of homes in a wide variety of conditions to choose from. In our ongoing effort to provide you with the best in real estate conversation and advice, we want to explore three possible home purchasing options and the pros and cons of them all. Ideally, this will prompt additional thought and exploration on your part as you continue your journey towards your perfect home.

The Fixer-Upper

Tight on cash but with some extra time on your hands? This option might be the best for you! Eschewing the notions of good looks, coziness, perhaps the existence of walls, the fixer-upper is easy on the wallet as it exchanges plenty of elbow grease where other homes ask for financial investment.

While not everyone is as prepared (or even able) to roll up their shirtsleeves and transform a building from a post-nuclear wasteland into a welcoming domestic space, for those who meet the right combination of energy, imagination, time, and physical requirements, a fixer-upper can be a great way to enter a neighborhood that might otherwise rest well outside of your price range.

The Humble Home

Poised in between the project of the fixer-upper and the completely updated luxury house, this option is a great option for people who perhaps have a little more financial wiggle room but don’t want to break the bank by putting all their eggs into this basket. As opposed to the fixer-upper, this home is move-in ready. True, there might be a handful of projects that need doing – perhaps a water heater needs replacing or a better sink in the bathroom needs installing – but you will find this home fairly ready to accommodate you and your loved ones without a lot of sawhorses set up in the living room.

The All-In

For those with the money, this is about as good as it gets. Like a thoroughbred house, this house has the paperwork to prove their new roof, their updated windows, their reclaimed wood floors, their brand new water softener, and their state-of-the-art bathtub. More than move-in ready, homes in this category can often feel as though all you need to do is walk through the front door and everything is finished.

This doesn’t mean that you have less opportunity to craft a truly personalized space, but it does mean that you won’t need to worry as much about updates and repairs for quite a few years to come.

Obviously, there are a lot more home varieties that lie in between the three outlined here. Our goal is just to give you enough to ruminate over while you continue through your home search, perhaps helping you narrow down the selection somewhat as you make your way towards the space that is juuuuuust right.
