Getting Ready to Sell in the Spring

What do you need to do to prepare your home for sale? Since the spring market is coming soon, now is a great time to start doing those little projects that need to get done before you list. Sometimes this can seem overwhelming, but I’m here to help. Here are a few tips for preparing your property:

Walk through your home. One of the things I always tell my sellers is to walk through your house as if you were a buyer. What would you want to see done and how would you like it to look if you were buying it? That’s going to make all the difference as we present it to potential buyers. We want them to walk through and see all the wonderful elements of your property, not the aspects that need to be fixed. Remember: No home is perfect, so you will have a few things to fix up.

Paint and carpet. This is one of the best things you can do. Paint and carpet are two of the cheapest things you can do to dress up a home, and they make a large difference. No one wants to walk through a house and see a bunch of outdated items they’ll need to address if they buy it. If everything is done already, you’re more likely to get close to a full-price offer.

Staging. As you walk through the property, think about whether your furniture makes the home look dated. If it looks dated, you’ll want to stage your house. Staging truly helps a property sell better. I buy, sell, and flip a lot of homes, and I stage every property I am going to sell myself. The presentation of the property is everything when marketing the home.

Walk through your house as if you were a buyer.

Part of my job is to help you price your house correctly so it can sell in a relatively short time. In our current market, your property should not sit on the market longer than 45 to 60 days in most areas. In a good market, if the home looks good, doesn’t have anything strange about it (like an odd floor plan), and is in a desirable area, it should sell quickly. Quirky houses need to be looked at on a case-by-case basis.

We want to get you a full-price offer. We moved 310 houses in 2019, and our average days on market was 36 days, which beats the average for the area. Also, the fewer showings you have, the better.
